Head of Investment and Asset Management - Real Estate (Japan)
Key Responsibilities:
- Leadership & Strategy: Lead the asset management function in Japan, developing and executing the overall asset management strategy for commercial assets in the region.
- Portfolio Management: Oversee a diversified portfolio of commercial assets, including office, retail, and industrial properties. Ensure the effective management and performance optimization of each asset in line with organizational objectives.
- Performance Monitoring & Reporting: Develop and implement performance metrics and KPI tracking for assets under management. Regularly report asset performance to senior leadership, providing insights into market conditions, opportunities, and potential risks.
- Tenant & Lease Management: Oversee tenant relations and lease management strategies to enhance occupancy rates, rental income, and tenant satisfaction. Negotiate leases, renewals, and terminations in alignment with portfolio goals.
- Financial Management: Ensure that all commercial properties within the portfolio are managed to optimize financial performance, including budgeting, forecasting, and achieving return on investment (ROI) targets. Identify opportunities for cost savings, asset enhancement, and capital expenditures.
- Market Analysis & Trends: Continuously monitor the commercial real estate market in Japan, tracking key trends, regulatory changes, and economic developments. Provide strategic recommendations on acquisitions, dispositions, and re-development opportunities.
- Risk Management: Proactively identify and manage risks related to the asset portfolio. Ensure compliance with local regulations and internal policies, while developing risk mitigation strategies.
- Stakeholder Management: Work closely with key internal stakeholders, including the investment team, legal, finance, and operations, to ensure smooth and effective management of assets. Build and maintain strong relationships with external partners, such as property managers, brokers, and service providers.
- Team Leadership & Development: Lead, mentor, and develop a high-performing asset management team. Foster a collaborative and results-oriented culture within the team.
