Associate
A leading Real Estate Private Equity firm is looking to add a cradle-to-grave Associate to the team to further support the firm's growth plans. The Associate will assist in evaluating real estate investments for opportunistic real estate funds, including the acquisition and development of various property sectors across target markets in the United States.
Associate
The Associate will be responsible for underwriting and financially analyzing each opportunity, as well as performing property and market due diligence. Additionally, the Associate will take an active role in the asset management and sale of the funds' investments. We are seeking someone who can immediately apply their technical skills and experience to produce underwriting, provide asset analysis, and oversee asset/project management, with an interest in independently sourcing new deals through their own network over time.
Key Responsibilities:
- Financial Modeling: Develop detailed and complex financial underwriting models for the acquisition and development of real estate investments, with a focus on the opportunistic space.
- Due Diligence: Conduct asset-level and market-level due diligence, including identifying vendors or sources of third-party due diligence information and independently leading these efforts.
- Capital Structure & Business Plan Analysis: Gain a thorough understanding of each deal's capital structure and business plan, identifying key risks through discussions with owners, operators, market participants, and investment professionals.
- Market Research: Identify a project's demand drivers; gather market information through independent fieldwork and direct contact with brokers, builders, developers, and other market participants. Synthesize information to draw conclusions on future market demand, pricing, rent, occupancy, absorption, vacancy, and liquidity.
- Value-Add Assessment: Evaluate the viability of value-add/repositioning efforts and identify various partners to execute these strategies.
- Investment Memorandums: Communicate conclusions in detailed investment memorandums to be presented to senior management for consideration and approval. Participate in Underwriting and Investment Committee discussions.
- Asset Management: Support potential investment partners' review and underwriting of participation in identified deals and continue to respond to ongoing inquiries and requests post-acquisition. Participate in and provide support for the ongoing asset management of each investment, including financing and refinancing, execution of business plans, major asset-level decisions, reporting to funds and investment partners, and the eventual sale of each property.
- Legal Documentation: Review legal documentation in collaboration with the team and counsel throughout the negotiation process.
- Additional Duties: Perform other duties, responsibilities, and projects as assigned.
Required Knowledge, Skills, and Abilities:
- Education: Bachelor's Degree or international equivalent in Business, Finance, Real Estate, or a related field with exceptional academic credentials.
- Experience: 3-4+ years of finance experience, preferably in real estate investment banking or real estate private equity.
- Technical Skills: High level of expertise in Excel; ARGUS proficiency.
- Critical Thinking: Ability to apply critical thinking and research skills to develop market research/investment theses in less common asset classes with limited commercial research data.
- Self-Motivation: Self-motivated and driven; ability to independently research, learn, evaluate, and respond to issues within the construct of asset management.
- Communication: Excellent verbal and written communication skills.
- Interpersonal Skills: Strong interpersonal skills and attention to detail with impeccable integrity and trustworthiness.
- Travel: Willingness and ability to travel as required.
- Technical Proficiency: Expertise in PowerPoint.
